# Hipped-back Edwardian conservatories for lower roof lines

## What a hipped-back Edwardian is
On a standard Edwardian conservatory, the roof ridge meets the house wall at its highest point. On a hipped-back design, the roof also slopes down at the back, towards the house, so the roof meets the wall lower down. From the garden it looks like a neat, four sided hipped roof sitting on a square room.

Inside, you still get the full square floor plan of an Edwardian, with every corner usable for furniture. The difference is all in the roof, and it solves one of the most common problems we see on surveys.

## The problem it solves
A pitched conservatory roof needs height at the house wall. On many homes, the first floor windows, the eaves of a bungalow or a dormer get in the way. A standard Edwardian or Victorian roof would cover the sills or clash with the gutters.

By hipping the back of the roof, we bring the junction with the house down below those windows while keeping a proper pitch over the rest of the room. You get the look and headroom of a pitched roof without having to settle for a lean-to.

## Homes a hipped-back suits best
Hipped-back designs are especially useful on bungalows and dormer bungalows, chalet style homes and houses with low first floor windows. They also suit homes where a full height pitched roof would block too much of an upstairs window or look top heavy against the house.

Because the roof is hipped on all sides, it also looks tidy from neighbouring gardens, which can help on closely spaced properties.

## Design choices
As with any Edwardian, you can choose brick dwarf walls matched to the house or full height glazing. Doors can be French, bi-fold or sliding, placed on the front or the side depending on how the garden is laid out.

The roof can be glazed or solid. A solid hipped roof, tiled or finished to suit the house, gives a room that feels like a permanent part of the home and stays more comfortable through the year. A glazed roof brings in the most light. We price the options side by side.

We plan ventilation, heating, sockets, lighting and flooring at the design stage so the room is ready to use on handover.

## Getting the roof junction right
The point where a hipped-back roof meets the house is where the care goes. Flashings need to be cut into the brickwork properly, the gutter needs to clear any existing downpipes and the roof needs to drain without spilling water against the house. We survey this in detail before pricing, and we build it ourselves rather than handing it to a subcontractor.

## Planning permission and building regulations
Many conservatories can be built without a full planning application under permitted development rights, as long as they stay within limits on size, height and position. Those limits are tighter on some houses, including listed buildings, homes in conservation areas and properties where earlier extensions have used up the allowance. We check where your house stands before you commit to anything.

A conservatory that is separated from the house by external quality doors and has its own heating controls is often exempt from building regulations. If you want the room fully open to the house, or with a solid or part-solid roof, building regulations normally apply. We explain which route your design falls under and handle the paperwork either way.

## How we build it, from base to glazing
Every conservatory we put up starts below ground. We dig and pour the foundations to suit the soil and any nearby trees or drains, then build the base and the dwarf walls in brick chosen to match your house. A poor base is the most common reason a conservatory moves, cracks or lets in damp years later, so this is the part we refuse to rush.

The frame and roof go on next, followed by the glazing, the doors and the finishing trades. Because our own team handles the groundwork, brickwork, structure, glazing, plastering, plumbing and electrics, you deal with one point of contact for the whole job. We agree a realistic programme with you before work starts and tell you early if anything on site changes it.

Where drawings or structural calculations are needed, we prepare them for you. Where building control is involved, we deal with it through the build. Structural work is covered by a 10-year insurance-backed guarantee with QANW, and we carry £2,000,000 public liability insurance.
